1. MILITARY HOUSING
Housing is never very predictable. If you are interested in a certain area, ask the Housing Office about that area. Drive around and look for vacant houses, write down the numbers, and ask specifically about them. Check with housing everyday (in person). All housing areas have pros and cons; decide what your priorities are and push for what you want.
FYI – Lockwood is the only housing on base (Big Navy) located next to the elementary/middle school. New and Old Apra are located near Big Navy, but are off-base. The rest of the housing offered is up North, so have the expectation you might be offered something there and in this case, your children would go to the schools on Andersen Air force base. Lately, the up North housing has had the most openings.

2. POPULAR OFF-BASE HOUSING COMMUNITIES
There are many military families who live in one of these off-base housing communities.
LeoPalace Resort: This is a 5-star Japanese Resort that has a separate section of duplexes for rent. It is located 15 minutes from the hospital in the center of Guam (25 min to Big Navy). The majority of duplexes are rented by military families and Continental pilots. The duplexes are around 1800 square feet, 3 bedroom or 2 bedrooms and den floor plans, 2 baths, wall-to-wall carpeting, 1.5 car garage. NO PETS. All the duplexes are located on the golf course.

Ladera Towers: This is a condo building located out on it’s own on the central east side of the island, about 25 minutes from the hospital. It’s a high rise with hotel-like amenities (pool, playground and workout room). The condos are 2000+ square feet.
Agana Beach Condo: This is a condo building located in Tumon (our “city” in Guam). It is 10 minutes from the hospital. The condos are owned/rented individually, so work with a real estate agent to see a unit in the building. The condos are located right on the beach and have an on site pool, kiddie pool and playground.
Other condos in the area include Blue Lagoon, Villa Kanton Tasi and many more.
Alupang Beach Tower: This is a condo building also located in Tumon, but only 5 minutes from the hospital right on Rte 1 (a.k.a. Marine Corps Drive - the main North / South road in Guam). This is where families usually stay temporarily while they are lining up their permanent housing (they offer month-to-month leases for furnished units). However, there are some families who choose to live here permanently as well.
Paradise Estates and Summer Palace: These are both nice "neighborhood" type housing areas in Guam. Paradise Estates is located on the northern part of the island. It is 5 minutes from anything you could want - the mall, the theater, all fast food, the Air Force base, good private schools, specialty shops, and the strip in Tumon. It takes less than 20 minutes to get to the hospital and about 45 minutes to Big Navy. Summer Palace has a pool and many other amenities.
There are also new houses in several upcoming complexes around the island like Villa De Carmen.

3. STAND ALONE OFF-BASE HOUSING
There are also lovely individual homes for rent all over Guam. Rent has increased here, so make sure you set your expectations accordingly. Also, there are not really neighborhoods here – most homes are located on random pieces of land. This also means there are no "good" areas or "bad" areas - it's all really mixed together. This is why most people usually choose to live in one of the communities above; however, there are definitely families who are very happy living out “in-town”. Your nicest, largest homes are available via this option, but remember the rent can be expensive as well and you're on your own when a typhoon hits (which hasn't happened in years).
